Situated in Calgary’s southwest area, the Sunalta neighbourhood is bounded by the north by the Bow River, and lies east of the Scarboro neighbourhood. The Crowchild Trail is its western boundary, and the Bankview neighbourhood lies to the south. An older community, Sunalta was established in 1910. Its land, once owned by the Canadian Pacific Railway, had been annexed in 1907 to Calgary.

Sunalta’s residences represent a combination of apartment and condominium buildings as well as a smaller number of single-family houses. More than 85 percent of its dwellings are multi-family units, and 83 percent of the homes are rental properties. Single-family homes account for 5.8 percent of all Sunalta homes, according to 2006 information. A redevelopment plan exists in the neighbourhood. Per the 2008 census, 3,236 people lived in Sunalta, representing an increase of four percent over 2005. Data from 2006 indicate a large amount of mobility within residents, as 45 percent moved during the previous year. According to the 2000 census, the neighbourhood’s median income was $32,409.

Students may attend the Sunalta and Sacred Heart public elementary schools.

Sunalta is probably the best kept secret in town.  You will find prices lower than just about any other area in the city and the location is adjacent to downtown. The reason people miss this area is because 14 St. is a busy road.  When commuting in and out of downtown people don’t think about the fact that there is a residential community behind all the shops on 14 St.

Yes it is an older area of the city, but there are many apartment condos for sale that have been renovated to the level of high-priced downtown condos just a few steps away.  And just a few steps away you’ll pay three or four times as much for the same type of accommodation, just because it is labeled as a downtown property. Sunalta Calgary condos for sale offer beautiful, old growth trees and brushes, heritage homes converted to condos and homes including the land!  Finding land for sale in downtown Calgary is impossible, but just a few steps away, there are houses converted to condos that you can buy, including the land.

Since this area is right next to the high density downtown area, if you want to buy a house, with the land, and convert it into a multi-family unit, you are not likely to get much objection from City Hall.  So potentially, since the land can easily be rezoned, the profit potential of this area is huge.  

If all you want to do is buy one of the condos for sale and live here, you have easy access to the Bow River, Bow River Park, Prince’s Island Park and some of the best dining and entertainment in the city - all within walking distance. On the other hand, if you want to escape the hustle and bustle of downtown for a while and go to another area of the city, Crowchild Trail is right there. This highway style road allows you to get to wherever you want quickly and easily.
