Richmond Park / Knobhill Real Estate
Being originally established in the early 1900s, it is one of the oldest neighborhoods in Calgary. Richmond Park Knobhill is a southwestern community that is located between 33rd Avenue and 17th Avenue. However, the majority of development that help establish Richmond Park further didn’t happen until the 1950s. Some of its property is connected to the Crowchild Trail and just so happens to also be connected to Killarney as well.
Richmond Knobhill is made of up mostly single-family homes that are detached. The prices that these homes range in can be anywhere from $450,000 on the low end to $1,800,000 at the highest. The great thing about these homes are that they are in close proximity to the popular area of Marda Loop, which provides exquisite shopping experiences, various cafes, and many fine dining options. The Richmond Park Knobhill area also offers various locals schools for all ages and an easy commute to downtown Calgary and the infamous 17th Avenue district.
Richmond Park offers beautiful, old, fully grown, lush trees on both sides of the road. Knob Hill offers some of the nicest views of the city, especially the downtown core. The rest of the area is considered as Richmond. The area roughly from a couple of blocks West of Crowchild Trail to 19th or 20th Street SW, depending on where you are on the map. In the other direction it spans from 17th Ave. SW to approximately 33rd Ave. SW.
This is an old, well established area of the city. At one time, people used to live here their entire lives… but here’s what happed: As the city grew, people took advantage of the premium prices they could get for their house due to the economic boom and the fact that they are so close to downtown. When the opportunity was right they sold their house and moved out to the new developments on the outskirts of the city in droves because they could afford a larger, newer house there for the same money they sold their house for.
Many of the new residents who moved in to Richmond Park Knob HIll decided to rebuild since the homes in the area are so old. Again, because of the premium prices they could afford to pay, the people who bought here were quite well off, so the new houses they built were bigger and more luxurious than what the community was used to. Now there are some parts of Richmond that have high end, luxurious, top quality inner-city homes and others where you have the old style Calgary houses for sale from fifty years ago and longer.
Since this area is so close to downtown, people are willing to spend the money to live here and rebuild according to their budget. Gradually, all the old houses are being replaced by newer, high end homes. Due to the beautiful view of the city from Knob Hill and the lush old-growth trees in Richmond Park, the whole area is seeing a growth in new homes that are much more expensive than most areas of the city.
