Most people do know about the MLS® system, and the basics of how it works. Some may have visited the site, at www.mls.ca to do some online looking when thinking of buying or selling a home. The big plus for having your home listed on MLS® is the exposure. Your property is not only visible on the MLS® site, it can be found on every Calgary real estate website. That is because Calgary’s REALTORS® share a reciprocity agreement.

Listings are available to both buyers and sellers. All your property information is visible to agents and clients, giving your listing the maximum exposure possible. Filters allow browsers to narrow searches to a certain price range. If your home falls within that range, it will show up. Other filters allow more specific searches, such as the number of bedrooms, bathrooms, property type and of course location. This lets buyers and sellers get a feel for the property and surrounding neighbourhood before they even get in the door.

Individuals doing their own home sales can look up information on other properties, but so far the MLS® site may not be used to sell their own properties. Only listings from licensed REALTORS® are allowed.

Selling on your own means you’ll have to find another way to get the word out about your property. How will you do it? How much will it cost? Advertising in the newspaper or online are options, as are the signs on the lawn. But you will not get anywhere near the exposure possible by having your home listed on MLS®.

This lack of property exposure, as well as the knowledge and service a licensed REALTOR® provides are things to consider long before you strike on your own. Just remember this key phrase: Exposure means interest, interest generates sales, and sales generate cash. What could be simpler?
